Terms and Conditions

Bookings: Provisional bookings will be accepted by telephone, text, or e-mail, but must be confirmed by returning a completed booking form together with a 20% deposit of the full rent for the period of the booking within 72 hours.  The balance of the full rental plus a £100 Good Housekeeping Bond must be paid not less than 6 weeks before the commencement of the let. Bookings within 8 weeks of arrival should be paid in full.

The Bond will be returned in full within 3 weeks of the departure date provided the property has been left reasonably clean and tidy and there have been no breakages, damage or additional cleaning or telephone charges.

Party Size: The number of people occupying the property must not exceed 8 guests

Condition of Letting: The accommodation is let solely for the purpose of a holiday and the guest shall not sub-let the premises or any part thereof. 

The hirer shall undertake to prevent any member of his/her party from causing a nuisance or disturbance to others and to ensure that the house and garden are left secure when unoccupied.

Silent Hours: Noise must be kept to a minimum between 23:00 and 07:00

Cleaning, Breakages and additional charges:  The guest will keep the house and all furniture, equipment and fitments in or on the property in the like state of repair and condition and cleanliness as at the commencement of the let and will make good any damage, breakage or loss that may occur during the let. The house will be in a clean and tidy condition upon arrival, and guests are requested to leave it in a similar condition. The owners reserve the right to charge for damage, breakage and loss, and for additional cleaning should the house not be left reasonably clean.

Electrical Safety: Any portable appliances or battery chargers and leads should be in a safe condition.

Sockets must not be overloaded.  Chargers must not be placed on upholstered furniture while in use.

Charging Electric Bikes/Scooters: These must only be charged in the garage, using the manufacturer's

cord and power adapter in the socket closest to the outside door. 

Batteries must not be left on charge while you are asleep or away from the home.

Chargers or battery packs must not be covered when charging.

Electric bikes/scooters must not be stored in the house, or close to cupboards containing combustible or flammable materials.

Personal Safety:.Guests should comply with safety rules and familiarise themselves with the action to be taken in case of fire, including evacuation proocedures. This information is displayed on bedroom doors and in the fire action safety folder which should be kept on the hall table.

Escape routes must be kept clutter free.

Hazards and Defects: Guests should inform the owners immediately of any fire hazards or defects likely to cause injury, and take appropriate action to protect themselves.

Smoking: There is to be no smoking in the house or garage

Pets: The owners regret they are unable to accept pets.

Arrival and Departure Times: The house will be clean and ready for occupation after 4:00 pm on the day of arrival. Guests are asked to vacate the premises by 10:00 am on the day of departure. Late departure may result in additional cleaning charges.

Cancellations:  In the event of a cancellation by the guest, the deposit will be forfeit and the proprietor must be notified.  If the cancellation is made less than four weeks before the commencement of the let, the total rent will be forfeit.  However every effort will be made to re-let the cancellation and provided this is successful, the original guest will only forfeit the deposit.  We strongly recommend guests take out insurance to cover such an eventuality.

Should the owners have to cancel for any reason you will be entitled to a full refund of any monies paid.
